Our FAQs

Snug Harbor Lakes is a condominium community, while Snug Harbor Village is an HOA community.

A condominium is a “fee ownership” of a unit of space, plus an undivided interest in common areas owned jointly with other condominium owners in the community. At Snug Harbor Lakes and Village, an owner completely owns their own lot. Additionally, the owner receives an undivided interest in the recreation facilities, building, and common land area.

The Snug Harbor Master Association, Inc., is in charge of the recreational facilities and other amenities in Snug Harbor. It has two (2) member entities: the Snug Harbor Village Homeowners Association and the Snug Harbor Lakes Condominium Association.

Snug Harbor Lakes and Snug Harbor Village have calendar fiscal year-ends.  This means that on the 1st of January each year, our monthly dues may change.  For 2026, the dues are as follows:
 
Snug Harbor Lakes = $75.00 per month, per lot.  So those with a double lot pay $150.00 per month.  
Snug Harbor Village = $80.00 per month, per lot.  So those with a double lot pay $160.00 per month.
 
In any event, always reach out to the office to confirm what the current monthly dues may be.

Our beautiful 8,500-square-foot clubhouse is fully furnished and equipped with a function room, kitchen, card/craft room, pool room, exercise room, library, and restrooms with showers. The Association Office is also located in this building.

We also have a full-size pool with a spa, pickleball courts, shuffleboard and bocce courts, and a horseshoe area. There are two lakes on the property that offer catch-and-release fishing, but only from the shore.

Yes, you may rent/lease your home for a minimum of 90 consecutive days. The Condominium Association, following an interview of the prospective individual(s) who want to rent/lease, must approve all rental/leases with a processing fee of $75.00. Applications for renter approval are found on the Forms page.

Yes, each buyer must complete an incoming interview and be approved by the Association before closing.  In addition, a purchase application must be submitted with a $150.00 Administrative Fee and other necessary documents all listed as part of the application package.
 
There is an Estoppel Fee of $150.00 typically collected from your Title Company as well. 
Snug Harbor Village allows for up to two (2) pets per household. This can be two (2) dogs, two (2) cats, or one (1) of each.
Snug Harbor Lakes also allows for up to two (2) pets per household, however, each may not exceed twenty (20) pounds.
NOTE: Dogs and cats must be on a leash at all times outside the home or within the community.  Pet owners must immediately pick up after their pets and pets may not be allowed to become a nuisance.
Snug Harbor does have a storage facility available to its members. Contact the office for details.
For the year 2026, the monthly storage fee is $55.00 per space.

Snug Harbor Lakes is located in Micco, FL, off Barefoot Blvd. which is off U.S. 1. It is south of Palm Bay, FL, and just north of Sebastian, FL.

The Florida Statutes that govern Snug Harbor Lakes fall under Chapter 718.
The Florida Statutes that govern Snug Harbor Village fall under Chapter 720.

It is the owner’s responsibility to maintain their unit and property in accordance with our documents. The unit owner must request written approval from the Architectural Review Committee (ARC) for any proposed exterior work on their property. ARC forms are available on this website in the forms section.

No walls or fences shall be constructed for the purpose of enclosing any part of the lot.

No owner shall permit any person under the age of eighteen (18) years old to reside permanently in the home. Children under the age of eighteen (18) may visit and temporarily reside in the home for a period not to exceed thirty (30) days in a twelve (12) month period.

Not in the Lakes Section; only moving sales are allowed, for a period of two days. Yard sales are allowed in the Village Section, as the roads are owned by Brevard County, and such restrictions cannot be imposed on their use.

While these facilities belong to the property owners of the Village and the Lakes, the Snug Harbor Master Board oversees them. The Master Board comprises members of both the Village and the Lakes.

Residents of Snug Harbor Communities have access to the Clubhouse and Recreational Facilities using their FOB keys.  FOB keys are obtained from the Seller through the purchase of the home. Each unit is permitted two (2) FOB keys and there is a fee for replacements.  All common area facilities are controlled by the Snug Harbor Master Board.  
 
Guest of our members are certainly welcome to enjoy the common areas.  If you are expecting visitors, simply visit the office during business hours and “check-out” Visitor Passes.  Those visiting Snug Harbor must have their Visitor Pass in hand when using the amenities.  

These types of vehicles may only be parked on the resident’s driveway for a period of 24 hours.

No, due to the narrowness of our roads, automobiles cannot be left on the street overnight. If a resident has a guest, and there is no space in the driveway, a pass to bring the auto to the Clubhouse parking lot can be obtained from the office.

The Master Board has adopted the following rules regarding the use of our roads: The posted speed limit is 15 miles per hour. A motorized vehicle means it’s electric- or gas-powered.

The following vehicles and modes of transportation are prohibited in Snug Harbor Lakes: ATVs, children’s motorized vehicles, roller blades, skateboards, and motorized scooters (except when used by handicapped persons).

The following motorized vehicles are allowed in Snug Harbor Lakes: Golf carts operated by adults with a valid driver’s license (any restrictions imposed by the licensing authority apply) and motorized bicycles (prohibited by anyone other than the owner or renter).

Improper or reckless use of any vehicle on the Snug Harbor Lakes Roads may result in action being taken to restrict use of the roads by the offending individual(s).
